The following is a list of services that Riverside Property Management provides so that you can get the best return on your investment. 
  • Provide a market analysis to determine the best rental range which will result in the highest income and occupancy rate.
  • Aggressively market the property through the Multiple Listing Service (MLS) and cooperating Realtors, at least 25 websites, print media, signage, etc... in order to maximize the occupancy rate and rental income.
  • Negotiate and execute the lease agreement, ensuring that your interests are protected.
  • Collect all monthly rents and deposits. 
  • Recommend improvements/maintenance to the property that will help attract the best quality tenants and enhance the value of your property. 
  • Thoroughly review all Rental Applications to select the best tenant based on employment, income, credit report, and past rental history.
  • Provide for lawn care, snow removal, etc...during times of vacancy if needed.
  • Communicate with owner and tenant regarding all aspects of property management.
  • Coordinate all maintenance, service and repairs utilizing licensed contractors that we have selected based on their professional reputation and reasonable pricing.  this includes 24-hour emergency service.
  • In addition to the move-in and move-out inspections, we perform a Spring and Fall inspection of the property and send the owner a comprehensive report with pictures.  The final move-out inspection determines the need to withhold any portion of the security deposit.
  • Pay all bills requested by the owner:  HOA, mortgage, utilities, maintenance contracts, etc...
  • Coordinate the property's compliance with local, state and federal regulations.
  • Provide the owner with monthly statements reflecting receipts and disbursements, including copies of repair bills.
  • Manage owner proceeds which can either be mailed directly to the owner or deposited into a financial institution.
  • Provide year-end 1099 forms and annual statements.
  • Provide winterization instructions to tenant.
